We are extremely pleased with the new roof that Greenlee installed on the 5 cottages and the 5 car garage building at our condominium complex. Cary Greenlee was very courteous, patient, and honest with his inspection and bid. He even said we could wait a few years if we wanted before getting a new roof. Korey at the office was also very patient and followed up regularly as we obtained additional bids. Cary presented several roofing options and his bid was the most competitive. They worked with our project manager (also a contractor) throughout the project. Our project manager was very impressed with the efficiency of Greenlee's installation crew and the quality of their work. I highly recommend going with Greenlee. And they're local and family-owned.

How do I know whether my roof needs repair or replacement?

We look at the problem and the roof around it. One bad flashing, a worn pipe gasket or a failing skylight on a sound roof is a repair. Granules coming off in patches, exposed asphalt, curling or missing shingles across the roof means it’s time. If yours has life left, we’ll tell you, in writing.

How long does a shingle roof last in Central Oregon?

About 18 to 20 years, in our experience, and today’s shingles should do better. Age tells us when to look closely; the roof tells us what to do. Granules coming off in patches, exposed asphalt, shiny spots where the mat shows, curling or missing shingles mean it’s time. A localized problem on an older roof can still be a repair.

What roofing materials do you install?

Composition shingles and metal. Owens Corning is where we usually start on shingles; we also install CertainTeed and GAF. Metal is Taylor Metal standing seam, made to order for your roof. On flat and low-slope commercial roofs we install TPO. Your proposal names the exact product.

What affects the price of a roof replacement?

Size, pitch, layout, material, what has to come off, what’s underneath, and how we get to the roof. You get a line-item proposal after the free inspection. If tear-off uncovers rot we couldn’t see, we stop and call you with the cost before going further.

How long will my roof replacement take?

It depends on the roof’s size, pitch, material, the weather, and what we find under the old roof. Our scheduler gives you the window, and your production lead calls about a week ahead with what day one and day two look like. We use small crews on purpose, so the same people are on your roof start to finish.

What workmanship warranty do you provide?

Ten years, and it transfers to the next owner with the original contract and paid-in-full invoice. Keep both with your house records.

How do you prepare and protect my property?

We spot it at the inspection and build it into the proposal: hand-loading over paver driveways, a box over the garden under the eaves, whatever the house needs. Before we start, your production lead walks you through the plan. When we’re done, we sweep the yard with magnets and production leadership inspects the roof.

Is the roof inspection free?

Yes, free, with no obligation. A roofer, not a salesperson, walks your roof and you get a written assessment and proposal, usually the next business day. If you need the report for a sale or a claim, say so and we’ll write it that way.
