Why there’s no price list
Two houses on the same street can be thousands apart, and we’d rather give you a real number than a range that’s wrong for your roof. A free inspection gets you a line-item proposal, usually the next business day.
What moves the number
- Size, and how many roof planes, valleys and hips it has.
- Pitch. Steep roofs are slower and need more staging.
- Material: architectural shingles, or metal, which costs more up front and lasts longer.
- What’s underneath: layers to tear off, decking that needs replacing.
- Access: whether trucks can get to the roof, or we hand-load over a paver driveway.
- What’s on the roof: skylights, chimneys, vents, solar.
Compare line items, not totals
Two proposals can land near the same total and cover different work. Ask each one: is tear-off included, what underlayment and ice shield, are the flashings new or reused, what happens if you find rot, who cleans up. Ours lists all of it. If another bid is cheaper, find out what’s missing before you decide.
