Our inspectors aren’t salespeople. They’re roofers.

Greenlee inspections are carried out by experienced roofers. They know what a roof with years left looks like and what one that’s done looks like, and they’ll tell you which one you have. If yours can wait, you’ll hear that, and you’ll get it in writing so you’re not starting from scratch later.

What we look at

We get on the roof. We check the shingles or metal, the flashing, the vents and ventilation, anything that’s been added to the roof, and we feel for soft spots. Some inspections start in the attic. Ours start on the roof, because that’s where the answers are. We go inside when the roof tells us to: soft spots, ventilation trouble, or you tell us the house bakes in summer.

What you get

  • Photos of anything that needs explaining. We photograph every roof we inspect.

Before we come

Send photos, old roof records or a home-inspection report if you have them. You don’t have to be home, but we’d rather meet you: it’s easier to show you what we see than to describe it. All we need is your OK to get on the roof.

Inspection questions

Is the roof inspection free?
Yes, free, with no obligation. A roofer, not a salesperson, walks your roof and you get a written assessment and proposal, usually the next business day. If you need the report for a sale or a claim, say so and we’ll write it that way.
What happens after I send the form?
We reply within the hour during business hours, the same way you reached us. An inspector calls to set a visit, usually within a day or two. You get the written assessment and proposal the next business day, most of the time. If you go ahead, one email introduces the three people you’ll deal with: scheduling, billing and your production lead.
Do I need to be home for the inspection?
No, as long as we have your OK to get on the roof. We’d rather meet you, though: it’s easier to show you what we see than describe it. Send photos, old records or a home-inspection report ahead if you have them.
What will I receive after the inspection?
A written assessment and a line-item proposal, usually the next business day. We take photos for our internal records and share relevant images when they help explain what we found. On replacements, we measure by hand and double-check by satellite, at no charge.
Will you inspect the attic?
When the roof tells us to. We start on the roof because that’s where the answers are. If we feel soft spots, see ventilation trouble, or you tell us the house bakes in summer, we go inside. Mention any of that when you book.
How soon can you inspect my roof?
During business hours we get back to you within the hour, the same way you reached us. A roofer comes out within a day or two, most weeks. The written proposal usually follows the next business day.
How do I know whether my roof needs repair or replacement?
We look at the problem and the roof around it. One bad flashing, a worn pipe gasket or a failing skylight on a sound roof is a repair. Granules coming off in patches, exposed asphalt, curling or missing shingles across the roof means it’s time. If yours has life left, we’ll tell you, in writing.
